There are three phases of home construction in the Sun Lakes community. Sun Lakes is conveniently located east of I-10 just south of Chandler in the East Valley - only 19 miles from Sky Harbor Airport. Sun Lakes covers 3500 acres and there are 11,000 homes.
In order to help you understand this unique three phase community, it helps to know that Sun Lakes homes for sale were built in three distinct time periods. Phase 1, Sun Lakes Country Club, was started in 1972 and finished in the early 1980's. Phase 2, Cottonwood/Palo Verde, was started in the early 1980's and finished in 2000. Phase 3, Ironwood/Oakwood, a.k.a. "Ironoaks," was completed in 2007.
Phase 1 homes range in price from $125,000 up to $250,000 and range in size from 1100 square feet to 2400 square feet. There are some mobile homes in Phase 1 that are priced from $65,000 to $140,000 and range in size from 800 square feet to 2,000 square feet.
Phase 2 homes vary in price from $135,000 to $500,000 and vary in size from 1200 square feet to 3300 square feet.
Phase 3 homes vary in price from $200,000 to $$600,00 and have home sizes from 1500 square feet up to 3300 square feet. Only Palo Verde and Ironoaks are gated sections of Sun Lakes.
The four 18 hole golf courses (one of the 18 hole golf courses also has an additional 9 hole course), 2 shopping centers, a medical and education center are just a part of this outstanding active adult living community. Your Sun Lakes community specialist will tell you about all of the fun activities available in Sun Lakes. There is also an extensive system of lakes and walking trails.
HOA fees are around $1150/year up to $1300/year depending on whether your purchase is in Phase 1, 2, or 3. HOA dues cover entry to all community amenities and cover street repair in Palo Verde and Ironoaks. Other communities have street repair maintained by the county.
Sun Lakes communities are only 5 miles from a major mall, 4 miles from a major hospital, 3 miles from a major freeway and only 25 minutes from the airport.
